The best option available if you are a For Sale By Owner is a Flat Fee Realtor. With a Flat Fee Realtor you get the type of exposure that you would get with a traditional Realtor, while still saving thousands of dollars in commissions. Since the 1970s, the National Association of Realtors® has been measuring what percentage of homes sell by Realtors® and what percentage sell By Owner.  It has consistently averaged 85:15 (Realtors ® to Owners respectively).  What this means is that when listing your property with a traditional Realtor®, you will on average reach 85% of the market. Consequently if you list your property as For Sale By Owner you will reach 15% of the market on average. Wouldn't it be better to get 100% of the market?  With a Flat Fee Realtor, you have the opportunity to reach all 100% of the market. When you can market your home to 100% of the market, you will not only increase the likelihood that your home will sell faster, but you will increase the probability of competitive bidding occurring. With competitive bidding, your home will sell for a higher price. With a Flat Fee Realtor you will get that other 85% of the market because you will be listed on the MLS. The MLS is a database where Realtors® can exchange data on their portfolio of properties, and find homes for their buyers. In addition, with a Flat Fee Realtor you will not have to pay half of the commission, which you would have to pay with a traditional Realtor®. So its easy to see, your best option is a Flat Fee Realtor.
